Halting Moisture Instrusion in Newtown, CT
Challenge
This was a Colonial style home, built fairly recently. The roof was only fourteen years old, but was experiencing leaking. Roof failure at this age is unacceptable, and it was determined that poor material quality lead to the under performance of this roof. If both of these factors are minded to, then the result will be a system that endures the test of time. We found that the primary source of water intrusion was originating from the bottom of a valley.
Solution
Part of this project entailed removing all prior roofing materials from the bottom of the valley, as well as the bottom 3-4 courses of siding from the adjoining wall. We then covered all exposed decking with new Ice & Water shield, and ran the membrane up the side wall of the house. In addition to Estate Grey shingles, Klaus Larsen installed new drip edges, step flashing and replaced the siding. Finally, we re-roofed the top two slopes of their barn, replacing one layer of cedar and one layer of three-tab.
